- I will provide you with a brochure which explains "how " real estate works in British Columbia, and the details of "agency" representation. Specifically,
who is working for you!
- I will provide you with the most complete research and analysis of property values and pricing, and to work with you in determining the most effective Listing Price.
- I will provide you with an estimate of the monies you will receive upon the sale of your home, and full disclosure of all related costs to you in this transaction.
- TO START: It is old and low tech, but placing an attractive "FOR SALE" sign on your property is still an effective marketing tool. Especially when one of Buyers' favourite
things is to tour through neighbourhoods they would like to live in.
- MULTIPLE LISTING SERVICE: This is the "engine" that helps make organized real estate so effective for you the Customer. This is a system where Realtors cooperate in
marketing your home to each other. It is a powerful, effective tool that only Realtors can bring to you. The MLS works on several platforms or levels. From local realtors
organizing to tour and view you home; to dedicated "on-line" access to a Mainframe database, for quick investigation of every change in the market place. This system
works in conjunction with the World Wide Web

The MLS system has been a leader in marketing real estate on the WEB.
Your Listing will appear in the following web sites:
- ADVERTISING: Your Listing will be listed in every issue of the REALTOR LINK real estate newspaper, available at real estate offices and news stands throughout the Greater
Vancouver area, from the date you are LISTED to the date you are SOLD. Your Listing will be target marketed in both the REAL ESTATE WEEKLY and the local area media as
determined by the advertising strategy developed for your property.
- OPEN HOUSES: Open Houses can be an effective part of the marketing strategy for Selling your home. I will work with you to arrange a mutually agreeable schedule.
1) Once the Marketing process has produced an interested Buyer with an Offer to Purchase, it is my job to Negotiate on
your behalf. To negotiate effectively I utilize the following:
- Inform all interested parties to try to create a competition for your property
- The placement of your product in the marketplace
- The quantity and quality of the competition -- other comparable properties
- My assessment of the Purchaser
- My assessment of the Purchaser's Realtor and their knowledge
- Current financial markets and their affect on Consumer Confidence
- Provincial and Municipal laws and regulations which affect your property
- An appreciation and understanding of Housing in general and to be aware of the physical and legal ramifications and to advise you accordingly
- Use all of the above to negotiate not only the best price but the best conditions
which serve to protect your interests in the short and long term
2) After you accept and offer, the negotiations continue. Almost all Accepted Offers of Purchase are conditional
and require the Purchaser to perform certain inquiries and to satisfy themselves to the suitability of the property to themselves and other parties, including their lenders
- As your representative, I monitor, and when necessary, get directly invovled in the inspection and appraisal process
- It is part of my service to you to help protect you from those who can adversely affect the Purchaser's decision
- It is part of my service to provide information and documentation to the Purchaser, through their realtor, which will thoroughly inform and enhance the process for the Purchaser and help ensure a satisfactory Completion
- In the unlikely event that the current Accept Offer collapses, it is part of my service to continue to market your property and ensure that a successful sale is not passed over

done with the assistance of competent legal professionals and I am able to make recommendations to assist you in ending the process on a positive note.
